Columbia was the civil engineering and landscape architecture consultant for land planning, design, and permitting for this 14,820 SF Walgreens. Columbia prepared land planning sketches, Real Estate Committee drawings and site construction documents. The site is a redevelopment of an existing car dealership and accessory buildings. Access through the site to an adjacent business had to remain in place, which required matching grades along the adjacent site. Placement of the building was restricted by a City of Long Beach drainage pipe which runs across the rear of the property. A drainage easement was dedicated to the City for the existing pipe pathway. No detention was required because the City of Long Beach drainage ordinance states that a site of five acres or less is not required to detain runoff. This requirement is due in part to the close proximity of the site to the Gulf of Mexico.
