The Settings of West Point Lake is a 228 lot gated single family residential community located on 479 acres. Upon completion, the resort community will include a gated entrance with greeter’s cottage, clubhouse and community dock, swimming pool and tennis courts, native areas with walking trails, individual docks for each lot and onsite RV and boat storage. Columbia worked closely with the developer to ensure disturbance to the site was minimized to protect West Point Lake and the streams that feed it. Engineering services included preparation of the overall preliminary plat for the site, three phase design of the residential development, community front entrance design, preparation of a dock master plan for permitting with the Corps of Engineers, coordination with environmental consultants on three stream crossings including design of crossings, and permitting with Troup County, NRCS and the Troup County Environmental Department. Columbia provided surveying services, including boundary survey, establishment of horizontal and vertical control for aerial topographic mapping, and supplemental ground run topographic surveys in critical areas. Columbia staked, profiled and cross-sectioned 3.8 miles of roadway, provided field location of streams and draws for 404 permitting, field located soil borings, and prepared and recorded final plats for each phase.
