Columbia provided land planning, preliminary engineering, design and permitting for this development which included two ready to build outparcels. The 12.96 acre site included plans for office, restaurant, and retail space in a high end mixed use environment. The close proximity of Vickery Creek Elementary and Middle Schools created setback issues which Columbia addressed during the site layout. It was also necessary to coordinate road improvements with both Georgia Department of Transportation and Forsyth County Department of Transportation. The most significant project challenge was managing the sanitary sewer flows. Due to the close proximity of a public and a private sanitary sewer system, both options were analyzed. Coordination with Forsyth County included a visit from Columbia with each county department to discuss the construction plans and obtain signoff. This served to expedite the approval process. Once permitted, Columbia facilitated the bidding process by preparing bid packages for contractors.
